REITs: Listed Real Estate, Distributions and Access

Get to know REITs — the choice for people who want to invest in real estate. without having the first million

Listed REITs provide a securities-based route to property exposure, rather than direct ownership of a building. Eligibility, trading units and risks still differ by market and product.

🔍 What is a REIT?

REIT (Real Estate Investment Trust) or “Real Estate Investment Trust” is a fund that raises money from investors. To invest in large real estate such as:

  • Office building

  • Hotel

  • Department Store

  • Warehouse/Factory for rent

  • Hospital, etc.

and then use the income from renting those assets to pay Dividends to unitholders

Advantages of REITs

  • Minimum purchase size depends on the share price, exchange lot size, broker support and fees.

  • You don't have to have millions to own a property.

  • No need to manage yourself.

  • has a professional take care of it instead. including renting, maintenance, and taking care of tenants

  • Easy to spread risk

  • Invest in many types of real estate in one fund.

  • received dividends close to the rent.

Distribution yields vary by issuer, price and market conditions. Review actual distributions, cash-flow coverage and whether payments include a return of capital.

  • Sold and made a profit. You will receive your share depending on the conditions in each group.

Example of a REIT in Thailand that many people know about.

  • CPNREIT (Central World, Central Festival)

  • WHART (WHA Warehouse)

  • DREIT (Dusit Thani Hotel)

  • AIMCG, ALLY, PROSPECT, and others

Access requires an eligible account and a broker supporting the specific market and security.

  • Buy exchange-listed REITs through a licensed broker that serves your country and supports the specific exchange and ticker. Check eligibility, currency, order size and total fees; a fund distributor may offer different products.

  • Use the issuer name, ticker and exchange to identify the instrument; no universal REIT ticker prefix applies.

Listed REITs can provide access to commercial property without buying a building directly. They still carry price, leverage, occupancy and distribution risks, and are not suitable for every investor.
